What to do when the final inspection happens after key return

Sometimes the final inspection happens after you have returned keys. That makes your own exit record more important, because you may not be able to re-enter or fix small issues.

Make your own final record first

Before returning keys, photograph every room, outdoor area, appliance, cupboard, key set, meter reading where relevant, and completed cleaning. Export the record with the date and property address.

Queensland's RTA says the tenant completes an exit condition report and submits it when returning keys if the parties complete it separately. Even where your state process differs, a tenant-created exit record is useful.

Confirm key return in writing

Ask for a receipt, email confirmation, or portal record showing the date and time keys were returned. Photograph the key set before handover, including remotes, fobs, access cards, and mailbox keys.

NSW bond guidance lists keys or other security devices as one possible reason for a bond claim if they are not returned and locks need replacement.

Ask how issues will be raised

When returning keys, ask when the final inspection is expected and how any issues will be sent to you. If the agent identifies cleaning or damage later, request photos, the final condition report, and any quote or invoice being relied on.

NSW guidance says that where a landlord or agent claims from the bond without tenant agreement, they must provide the end condition report and estimates, quotes, invoices, or receipts within the required timeframe.

Reply with your exit evidence

If you cannot re-enter, your exit photos become the main response. Match each claim to a dated photo, entry report note, cleaning receipt, repair record, or message.

Keep the response factual. The question is not whether the inspection was annoying; it is whether the evidence supports the claim.
